5 top tips for purchasing land

  1. Does any work need to be done on the block before it is ready to build? You will need to consider if land will need to be cleared and levelled before the builders begin their task. Another thing to look for is if the block has been connected to water, power and sewerage.
  2. Is your block big enough for your design? Trying to fit a 12m frontage on a block that is only 10 meters wide? It won’t work! Ensure you consider everything necessary to ensure your block is big enough to cover your design.
  3. What orientation is the block? Land orientation is very important as it will impact things such as heating and cooling costs going forward.
  4. What is nearby to your block? There are many different considerations to make when you are looking at the perfect location for your block. Look for things such as shopping centers, schools and parks.
  5. How much does the block cost? It is important to make sure the price of land vs building doesn’t mean you overcapitalise on the block by paying too much for the land and not enough for the house. It is wise to have enough money once your build is finished to complete your house with carpets, landscaping, blinds, light fittings, clothes line, mail box, reticulation, unless you sign up for a complete package.
